Caroline Fong

Head of Commercial / Strategic Partnerships

Caroline is a seasoned real estate and capital-markets leader with 20 years of experience spanning listed REITs, funds, M&A and investments across Asia, UK and the U.S. She joined Sunway Group in 2024 as the Head of Commercial / Strategic Partnerships. She heads up Sunway RE Capital, the real estate investment & fund management platform.

Before Sunway, she was Deputy CEO of Manulife US REIT and grew its portfolio to over S$2.8 billion, raising more than S$1.65 billion in equity. Prior to that, she held senior roles in Temasek Holdings, CapitaLand, ESR REIT and the Singapore Exchange, where she worked on capital raising, IPOs and strategic investor relations.

Caroline holds an MA in Finance and Investment from Nottingham Business School (UK).

Zhang Jiarong

Financial Controller

Jiarong has over 15 years of experience in real estate investment, corporate finance, financial audit, tax structuring covering offices, hotels, development properties and student accommodations across various markets in the UK, Netherlands, Australia and China.

Prior to his current role, he was the Senior Vice President with a listed real estate property group where he was responsible for M&A transactions, asset management, group restructuring, and debt and treasury activities.

Jiarong holds a Bachelor of Accountancy, Second Class Honours (Upper Division), from the Nanyang Technological University of Singapore. He is a Chartered Accountant (Singapore) and is a member of the Institute of Singapore Chartered Accountants.

Ryan Quek

Manager – Business Development and Investment

Ryan leads Business Development and Investment at Sunway RE Capital, and covers Sunway’s investments across UK, Singapore and Australia. Since joining Sunway Group in 2020, Ryan oversaw >S$3 billion in land acquisitions, >S$700 million in M&A transactions, and S$20 million in private equity investments.

Ryan’s current focus is on asset management, driving portfolio performance and building up Sunway’s fund management platform, developing partnerships and growth strategies to scale the group’s international investment reach.

Ernest Tan

Assistant Manager – Investment and Asset Management

Ernest has 6 years of experience in the UK PBSA market and currently covers the asset management, asset enhancement and investment functions at Sunway RE Capital, since joining in 2025. Managing a portfolio of student housing in the Russell Group cities, he works closely with the operators and vendors on the ground to ensure portfolio optimization.

Previously, at Mapletree Investments, he managed a S$1.7 billion PBSA portfolio comprising 30 assets across key UK cities. Prior to that, he was with SPH, working with the Cuscaden Peak portfolio which was acquired by Mapletree in 2024.

Ernest holds a first-class honours degree in Real Estate from the National University of Singapore.
